Helpful educational tips for structuring your first mortgage. Last updated September 20, 2026.

I use the word "hack" to mean helpful educational tips — not loopholes or ways to circumvent lending requirements. These are legitimate strategies that can help first-time buyers think differently about affordability and structure. Let's look at a few, then schedule a free consultation to target strategies for your personal scenario.

    Consider a Co-Borrower

Affordability is a common challenge for first-time homebuyers. Many homebuyers add a co-borrower (parent, sibling, partner) to help afford the monthly payments of owning a home. Let's explore ways you can increase your cashflow and lower your net payments.

Explore Rental Income From an ADU

Some housing scenarios allow us to count rental income for legal ADUs (Accessory Dwelling Units), mother-in-law apartments, or renters/boarders. Depending on the property and program, this can meaningfully improve your qualifying position. Let's explore whether this could work for you.

    Make Extra Principal Payments

Paying an additional amount of principal on your mortgage loan monthly, annually, or when you receive bonuses can dramatically lower your effective interest rate over time. Additionally, some loans allow you to re-cast (reset the payment amount) if you make a qualifying principal payment. I can show you how that works.

    Did You Know?

Paying extra principal can lower your effective interest rate over the life of the loan — and some loans allow recasting after a qualifying payment.

    Temporary Rate Buy-Downs and ARMs

I offer temporary rate buy-downs as well as adjustable-rate mortgages. These strategies can lower your payments from fixed-rate loans for the first 1–10 years of your loan. They're not right for everyone, but they can be powerful in the right scenario. Let's explore if this is right for you.

    Use Seller Concessions Strategically

If our team (and our Realtor partner) can negotiate seller concessions, we can use that to eliminate or lower your out-of-pocket closing costs and/or apply it to lower your rate — sometimes by up to 3%. Let me show you how that could work in your purchase.

    Let's Target Your Strategy
